Our Preferred Development program is designed for businesses that opt to lease rather than own. Many leading global retailers, such as Starbucks, Dollar Tree, and Ace Hardware, choose leasing as their strategy. If you qualify for our build-to-suit program, we will cover the construction costs to create a custom space in exchange for a long-term lease commitment. This option is ideal for multi-unit companies like franchisees and national retail chains, but can also be a great fit for single-unit businesses that aren’t yet ready for ownership.
Step by Step
Every successful project begins with the perfect location! Using our extensive network, we identify real estate that aligns with your business model and target customers. Once we’ve found the right property, we secure it under contract and begin a due diligence period. During this time, we create a detailed cost estimate, assess the site, develop conceptual drawings, and prepare a lease agreement. One of our expert design partners will then create customized construction drawings tailored to your specific needs, which are submitted to the local municipality for building permit approval. Finally, a contractor is selected to either construct a new building or make necessary improvements to an existing one.
