DESIGN FAQ
Once your test-fit is approved, your architect moves into full design: permit-ready plans, bid-ready plans, with everything your franchisor and local building codes require.
What does the design phase include?
During the design phase, your architect drafts your plans in two sets: a Permit Set and a Bid Set. The Permit Set includes everything the city needs so you can submit your application, and the Bid Set includes everything general contractors need to submit an accurate bid on your project.
Who creates the architectural plans, does Realm do this in-house or manage an outside architect?
Realm isn't an architect, but we partner with qualified architects. You'll be referred to one during your test-fit stage.
How long does the design phase typically take?
The design phase typically takes about 30 days, though it can run shorter or longer depending on the project.
How much input does the franchisee have over design decisions?
Once your architect finishes your plans, you'll review and approve them before we move forward. Your franchisor also receives the plans and may request changes, though in most cases they're approved as-is.
Does the franchisor need to approve the design before it moves to permitting?
It depends on the franchisor. Some simply review the plans and only reach out if changes are needed, while others require formal approval before the project moves on to permitting.
What happens if the franchisee wants to make design changes mid-process?
If you need to make a change during the design phase, reach out to your architect directly and copy Realm on the request. If you need a change after the design phase is complete, let your account manager know, depending on the change, they'll help you determine whether it needs to go back to the architect.
Are engineering plans (mechanical, electrical, plumbing) part of this phase?
Yes. The design phase includes your full plans and everything your general contractor needs to give an accurate bid, including mechanical, electrical, and plumbing.
How does Realm make sure the design meets both the franchisor's brand standards and local building codes?
Realm meets regularly with franchisors, so when we review your plans we can confirm they follow your franchise's standards. We also bring the expertise needed to make sure local building codes are met.
Can a franchisee use their own architect instead of one of Realm's partner firms?
If you have an architect you'd like to use, bring it up with your account manager. That said, we highly recommend our partner architects, they work nationwide and typically already have experience with your franchise.
