TEST-FIT FAQ

Once you are ready for your Test-Fit Realm will introduce you to an architect. Your test-fit is an opportunity to ensure the space you've found will work for your needs.

What is a test-fit and why is it necessary before design begins?

A test-fit is where an architect helps you visualize and confirm that the space fits everything your franchisor requires, along with any custom requests you have in mind.

Who conducts the test-fit, an architect, Realm, or someone else?

Test-fits are conducted by an architect. Realm has partner architects we can recommend to you.

How long does the test-fit process typically take?

Plan for at least three weeks or more for the test-fit stage, though timelines can vary widely. The site documentation done during onboarding increases the odds the space is a good fit, but it may still come back as not a match.

What happens if a site fails the test-fit?

If a site fails the test-fit, you'll have to select another site, and we'll run through the process again until we find the right fit.

Does the franchisee need a signed lease before test-fit begins?

No, in fact we recommend against signing a lease before the test-fit begins. If the site comes back as not a good fit, you don't want to already be locked into a lease.

What information does Realm need about a site to perform a test-fit?

Before Realm starts a test-fit, we create a Site Documentation Report. This report includes your dimensioned site plan and your full utility and equipment details.

Who pays for the test-fit?

Realm's fee doesn't include architect or engineering costs. The franchisee is responsible for all contracts and costs with the architects and engineers directly.

What's the difference between a test-fit and the full design phase?

The test-fit is an evaluation of whether the space fits all your needs. The design phase includes the actual plans: where everything goes, what flooring you choose, and what electrical and plumbing work is needed.

Can a franchisee do their own test-fit without Realm?

Yes, a franchisee can work directly with an architect without Realm. That said, Realm helps follow up with your architect and get results back sooner. In addition, the Site Documentation Report Realm provides to your architect helps you and your architect better evaluate whether the space fits your needs.
